This stunning historical mansion is currently operated as a hotel and has potential for further expansion including a restaurant and perhaps a wine cellar/ outlet. Built in 1885 by Hacı Yussuf (Pilgrim Joseph), it is one of the grandest and well maintained within the Yeni Mahalle district of Kemalpasa village in Cappadocia. Historically this area was known to be the wealthiest location offering both gardens and courtyards to the rich merchants.
On the upper floor most paintings are still intact, while on the lower floor there is one room still with original paintings. Original exterior paintings outside the house remain in excellent condition.
The Building:
Traditionally constructed from square cut stone blocks in double infilled walls, which ensures it's resistancy to earthquakes and keeps the house warm in winter and cool in summer.
Originally the mansion consisted of 19 rooms and a large attic. The rooms on the lower floor are all vaulted and the upper level rooms maintain their traditional wooden ceilings and some original paintings. all the windows and doors are still in their original condition. All the windows and doors throughout the mansion are still in their original condition.
The main entrance of the house is very decorative and bears the original inscription of the owner of the house reading “Hacı Yussuf” and a family emblem. The featured original wooden main entrance door is still in working order and leads to a very picturesque courtyard. The entrance has some very nice decorative painting, while the heavy door is still the original. The entrance door leads to a vaulted room called a “sofa” which is still enhanced with the traditional decorative wall paintings.
Side rooms connecting to the main sofa room contain original built in cupboards and a hidden secret passage to a lower room with high featured high ceiling.
A hallway leads to a large area with a wooden gallery, currently used as a kitchen and has a further hidden connection with the old kitchen through a rack in the wall.
The left side of the courtyard gives access to a further room, a chapel and the kitchen.
From the right side of the courtyard, stairs lead to the upper floor with entrances to two rooms and an entrance to the anteroom of the former stable. (The anteroom features the original holes in the walls for birds to enter). The stable enjoys high ceilings and an external door to the street outside. This is currently utilised as a Cafe/Barwith an outside Terrace.
Entrance to the carved rock cellar is from the the garden. This cellar maintains all equipment and set up for winemaking.
The attic has been converted to 4 guestrooms with bathrooms. Two suites could also be converted spanning the entire floor with private bathrooms.
A further 3 rooms are available with bathrooms with bathrooms.
Possible future business concepts:
1. Restaurant with meyhane, wine cellar, cafe/bar and a la carte restaurant, private dining areas, wine shop Meyhane: In summer the courtyard and in winter the room with gallery could be the place for a special themed restaurant. The building has been used in many film productions and could be further utilised for art and musical/theatrical productions.
Wine cellar:
The gallery room could be used as a wine cellar in summertime or converted to a wine shop. It is connected with stairs to the kitchen room and a passage to the gallery room could be opened. There could be a showroom about winemaking with wine tasting and sales.
Cafe/Bar: The former stable and the adjacent outer terrace can be used as a coffee house and/or bar in summer and winter.
A la carte restaurant: The Garden in summer and the two rooms together with the sofa room on the lower floor in winter can be utilised as an a la carte restaurant.
Private dining area: The upper rooms and terraces could be used as traditional private dining areas.
Other unused rooms can be used for toilets, preparing, washing up, reception, beverage and storage.
The mansion could be converted to house 5 or 6 individual private luxury suites and garden conversion could offer upto 10 suites.
